Ask the Expert: Staging®

Home Staging has become one of the hottest trends in real estate today. The technique of Staging has been done by realtors for years, but only recently has it moved into the spotlight. This shift of attention is because staged homes tend to sell more quickly and often times for higher prices.

Lisa Thiets is a Staging professional right here in Minnesota. She is an Accredited Staging® Professional (ASP) who was certified in early 2003. Her company is based out of Stillwater and works primarily in the eastern Twin Cities and Wisconsin.


What Is Home Staging?

Staging is the concept and process of preparing a house for sale keeping in mind that "the way you live in your home and the way you sell your house are two different things."

When preparing to sell your home, the home becomes a product, with its benefits highlighted to their fullest. The house needs to look BETTER than the COMPETITION! By creating lasting impressions, and showcasing your homes best features, the buyer connects emotionally and is able to visualize living there. The buyer needs to feel as though it is their home, not yours.


What Is The Process Of Home Staging And What Does It Include?

The process begins with a consultation. The homeowner then gets a copy of the consultant's recommendations which state what needs to be done to the home. It normally does not include how to accomplish these suggestions. Homeowners can choose to do the work themselves to save money or they can choose to get the work done professionally by the stager.

Staging includes, but is not limited to de-cluttering, furniture placement, proper accessorizing and proper lighting. It includes adding furniture in empty rooms and removing excess furniture, if necessary. It includes both outside (curb appeal) and inside the home changes. Often the homeowner's own things are used, but if needed the stager will bring in additional items.


How Much Is It To Hire A Professional Home Stager?

Prices vary among Staging professionals, but generally a two hour consultation runs between $100 and $150. The amount of work and size of the house determines the final price. Some people choose to only stage the main living areas and master bedroom. Generally, the actual Staging runs $250 for four hours and $400 for eight hours.


How Far In Advance Of Selling Your Home Should You Call A Home Stager?

Plan on calling a stager one month prior to putting your home on the market. This will give you ample time to work with the stager you select and to stage the house.
